I am moving to Houston soon, with a job near memorial city off i10. Really hoping to get opinions on which neighborhoods should I be looking at? Young family with 2 pre school aged kids. Open to public or private school. Also considering home school. Thanks in advance.

If I were working in Memorial City and looking to move close, it would be a toss-up between Piney Point or Hunters Creek. There are a handful of lots for same in the area, the only issue is most are an acre or less, and you'll definitely want at least 2 acres since you have young kids.

If you buy in River Oaks, traffic shouldn't be too much of an issue because you will be doing a reverse commute.

Are these children horses? 1 acre per child is a s*** ton. How do anybody in the burbs survive on less than a quarter acre?!

If you have a $1.5M+ budget look south of I-10 and east of Gessner. If you have a lower budget look west of Gessner. Whatever you do don't go north of Longpoint.

I took my 4th grader to a birthday party this weekend at Wakefield Crowbar. I believe everyone there attended OFE. I asked the group of parents what they were doing for middle and either 6 out of 7 or 7 out of 8 were planning to do Frank Black. A couple already had kids at FB and said it was good to go. And I believe everyone there could do private if they wanted. Just one small datapoint.

ITL close by and lots of folks are happy with frank Black.

Do yourself a favor and move to the Woodlands. Houston and Harris county are the s***s. High taxes, high crime
Taxes are just a yearly subscription to the country you live in.

Kingwood is not what it want was. Kingwood is now called Kinghood. Stolen rims, home break-ins, credit card theft, shootings and you are stuck paying high taxes to Houston and Harris County. Might as well live in Humble.
Taxes are just a yearly subscription to the country you live in.

Memorial Villages are the only real answer. But I disagree with Ducks - you should be able to make do on 1ish acre if you make some sacrifices.

They're all great. They really should be the first thing a real estate agents share with clients. Of course I know they can't, but I'm a data maximalist and data censorship shouldn't be a thing especially when purchasing the largest most expensive thing of your life.

So these threads are great because I'm not a realtor but I'll happily post judgement maps, crime maps, and other strong opinions that people like Jamie at Red Pair can't/shouldn't. There's a lot missing of subtext missing from the regular, FHA and licensing board approved language about 'good schools'.

I've thought about buying randomized/anonymized set of cell phone data for the city of houston for 1AM-4AM at various days throughout the year and mapping it. Seeing what phones are still out and about would be the single biggest metric about whether or not an area is actually safe/worthwhile to buy in. If cell phones are out and consistently gathering late at night during the week, its not a worthwhile spot for you to buy. If anyone knows how to navigate that, happy to talk about it.

I've been helping a family member look for a home. We've spent a lot of time in 77096 (any recommendations or insights?).

One thing that amazes me is how quickly neighborhoods and even streets transition from nice to yikes.

I'd be interested in hearing about other closer-in areas that are affordable for first-time homebuyers other than the Heights.

I always thought Houston had lower taxes, but I guess I'm comparing it to places like Katy. Based on my bill, I think my tax rate is 2.09% (w/ homestead ex). How does that compare to The Woodlands?

For better or worse people on texags (or anyone with money) will be aiming for the yellow areas. Or potentially green.

I'd say a huge factor is if the suburb/community has a MUD tax.

If you can afford Wilchester, that's the answer, not even a debate. It's a mini-Mayberry. Great families, best zoned schools in nearly all of Texas, active men's and women's clubs, no flooding. We analyzed every neighborhood up and down i10 several years, I'll save you all that time.

If you don't care about a social neighborhood, and have more priority on safety, and assuming you can afford it, the villages closer in are the other option (bunker hill, piney point, hunters creek)
