If it's what I think you're referring to, the Eastlands own that as well.

It's been 30 years, so my recollection is a bit hazy, but Mystic property ended at Moore Rd back then. If you look just northeast of the bridge crossing Cypress Creek, that fence line was Mystic's southern border extending eastward. South of that was owned by the Moore's (imagine that) at the time. I don't know who owns what now. Moore's Rd is now gated where it intersects Fisher Ranch Rd. When I worked there, it was open all the way to the bridge. The sideways-tear dropped shape south and west of where Cypress Creek makes that 90 degree bend was referred to by Mystic as Moore's Pasture at the time.

That is correct. Burdizzo was referring to the Youngkin's place further southeast than I thought he was.

Lazy me finally looked it up on CAD. The parcels I was curious about are listed as owned by Cool Waters LLC with a contact address of a law office in Ft. Worth. Since Cypress Creek flows through Mystic I was just curious to understand how much flooding was from the river and how much was from the creek (or if it really mattered).

The dams upstream on Cypress Creek look like they have been there for decades.

So we are talking about two different camps here, Old Camp Arrowhead downstream on the Guadalupe, now owned by Glenn Youngkin governor of Virginia. There's also the mystery camp/resort now owned by Coolwater LLC, which owns 32 properties in the area, upstream of Camp Mystic Cypress Lake. They also tried to buy Camp Arrowhead, looks like they're trying to buy up as much of the South Fork as they can.

Youngkin was co-CEO of a private equity firm, his net worth was $440 million. His wife Suzanne was a camper at Camp Arrowhead.

Looking at old satellite images of this mystery camp/resort upstream of Camp Mystic Cypress Lake, the cabins were built sometime between 1995-2004. The larger building was built between 2020-2022 and some of the cabins were torn down and rebuilt then was well. The tennis court is even more recent. Looks to be still under construction, it's set up like a summer camp but could also be a resort with cabins.

Before being sold to Cool Water LLC it was owned by R&S Properties which specializes in commercial properties. So I'm guessing it's a resort that was started by them after they bought it in 1998, was postponed for a bit, now that Cool Water owns it they're restarting construction. Before that the property was owned by Merle Moore Dietert, daughter of Tom Moore, whom Ingram Tom Moore High School is named after, as well as TJ Moore Lumberyard and Moore Furniture.

Honey Creek came from the staff of Arrowhead and Larry Graham from La Junta giving them a place to go.

Honey Creek sits on the old overnight campground, roughrider nominee trip and the Black Eagle initiation site for La Junta. It was also Luther Graham's exotic game ranch.

If I'm reading the 2010 court case correctly, Coolwater sued because they had a contract to buy Camp Arrowhead, but the camp accepted a higher offer from the Youngkins. Unless they bought Coolwater afterwards, it wasn't owned by the Youngkins at that time.

Is the Coolwater LLC related to the Bass family in any way? Their offers to purchase Mystic land were part of the lawsuit b/w the Eastlands because they didn't want the camp to expand to Cypress Creek as it abutted their property. I could have sworn his purchase of Arrowhead is what caused it to shut down. Pretty sure this is in the Texas Monthly article about the Mystic lawsuit.

Cool Water is owned by the Bass family. I believe it has the same tax address as St Joe's Island across from Port A. They have a big spread south of Kerrville.

As of 5 years ago, the Bass Family owned this house/lot across from Camp Mystic (red) and the Camp Mystic family bought the (blue) lot/house to use as their "summer home" from the old Sundowner Inn B&B we used to stay at a lot. The old B&B owner said the Bass family was buying a lot of land across the street over the years.

BTW the Moore Ranch looks like an awesome place.

I was back in Hunt this weekend. In our section of the river they are having to go through debris piles that had been stacked last week without sufficiently being searched. They are dismantling them into windrows so the dogs can work them.

Much more organized command structure and search pattern. They have a plan to search every inch of their AO from high water line to river.

Also communication- they are communicating about what is happening, what they need from us and also my wishes as land owner. The group leads were very impressive young men.
