I think so.

The tax would apply to any New York City residential property worth $5 million or more that is not the owner's primary residence, even if they live outside the state. It would also apply to investors' properties that are not rented as primary residences. Second homes or properties that are rented to full time tenants would be excluded along with commercial properties like hotels.

It looks like they are really trying to only target higher end vacation homes, second homes, and investment residential properties that are vacant for most of the year. The estimate I saw was something like 15k properties would be subject to the new property tax.

at an average discount of $3 million dollars below previously posted sales price

I'd be interested on seeing the numbers on a ground up build for a full HEB and the schedule. I know they go up a lot quicker than that and probably with a much larger footprint.

According to the article, they will be locked. The only ones that can get into them will be sanitation workers and the city. There is no way criminals will be able to take advantage of this as a result.

I have no doubt the communist dream can't build and operate a successful grocery store, but there is no way in hell you can build a grocery store for $3M. MAYBE a convenience store. But a full size grocery store is tens of millions.

For 9000 square feet? That's very small for a grocery store. That's corner market size. When my first husband and I owned the only grocery store n a small town, our store was about 11,000 to 12,000 square feet including inventory area. So a 9,000 square foot store would have closer to 7,000 square feet of actual retail space for the more expensive finish out, in my experience.

I guess it depends on how you would define a grocery store. We have small Natural Grocers and Sprouts here, but I don't consider them real grocery stores because they like essential items. Sure you can build a small size store that has some grocery items, but in my book that doesn't really count.
