Selling your house w/o Realtor

For those that have done this - any insights, pro's / con's, lessons learned?

I have time as I just retired, plenty of tools available (AI, etc). I'm just trying to minimize cost like everyone else.

You can sell your house without a realtor, take some photos, throw it on Zillow, and hope for the best.

But here's a quick real-life example:

A client of mine is renewing his lease. His landlord didn't use an agent when pricing the property, and I was able to negotiate him a below-market rate. After running comps, that landlord is leaving about $3,600-$4,800 a year on the table.

I told my client: sign that renewal ASAP.

The reality is, homes listed with realtors tend to bring in more overall.

I've done it. I've definitely saved money on the buyer side but as someone who doesn't like to use realtors there are definitely situations where they are useful and have saved me money.

If you're going to try it
A.) Stage it right
B.) Hire a good photographer (i phones won't cut it and experienced photographers know the angles)
C.) I would still consult a RE attorney.
D.) Find a good title company. They will walk you through most of it.

After all that, if it's still worth saving 1.5% over typical listing agent fees than go for it, but I doubt it.

I'm not a Realtor. I do believe, however, a good one makes or saves you money despite the prevailing wisdom here. Before retirement I participated in several thousand residential real estate transactions on the mortgage side. The vast majority of times I saw homes sell below appraised value were FSBO deals. The seller had $0 on one line item (commission) on their paperwork but didn't necessarily save money if they priced the house wrong.

Again I'm not in the game any longer but it seems to me asking how to sell without a Realtor is a signal to call a Realtor.

A great agent will save you thousands. The average agent is the average American.

You should definitely use an agent, but make sure they're great.
