Howdy,

I'm looking for a shortcut into the real estate game (cash buyer / strong financing lined up) actively looking to acquire an off-market portfolio in the $1.5M to $3M range. I'm open to:
Short-term rentals (STR/Airbnb/vacation properties)
Long-term rentals (LTR/single-family, multifamily, small apartment buildings)
Or a mixed portfolio of the above
Any location in Texas but have a strong preference for BCS area
Key preferences but not deal breakers:
Proven track record (historical financials, occupancy, etc.)
Turnkey or lightly value-add preferred, but open to discussion
Motivated seller looking for a discreet, quick close
If you're considering exiting a portfolio in this price range and would prefer to avoid listing publicly (MLS/CoStar/etc.), I'd love to hear about it. Happy to sign an NDA upfront and move fast if it aligns.

Finding anything in B/CS that is turnkey, with good numbers is going to be a long shot. You almost have to be into it for asset protection/ long-term appreciation because the numbers just don't jive right now. And anyone that is knowledgeable enough to have that kind of portfolio, isnt going to sell it at a discount. Best bet is to take the time to find good deals on single family fixer uppers or just accept that your arent in it for current cash flow.

Thanks for the reply. While cash flowing would be a bonus, am not necessarily interested in cash flowing beyond breaking even. Not super excited about a BRRR strategy but if that's all that is out there, that's all that is out there.

Industrial Warehouses have been doing well, and in some counties can be a golden goose. Find a solid tenant -->Abs.NNN --->mailbox money.
Low cost to construct or purchase, solid returns, and physical depreciation of the structure can be negligible over a long time-frame depending on actual age.

There are a ton of other investment opportunities out there, and if you find an LO, Appraiser, or Realtor in the area they can point you in the right direction.

Just some random thoughts. Best of luck.

Are you wanting to be more hands on or hands off on the management? Lots of opportunities are unfolding in the multifamily space. I am plugged into a few good operators if you want more hands off. Or a few operators who are in too deep and would rather try to unload their assets (and there in lies the opportunity with the negotiation) before they lose their property to the lender.
