Personally fine with them, but that's usually the tip of the iceberg.

In 2001 a declaration of deed restrictions was filed when the property was platted. There were originally about 15 tracts that were each 4-6 acres. Now, there are five total owners, with each person owning 3 or 4 tracts. The 16.02 acres that I'm selling is three of the original 15 tracts. There is no HOA, but any of the other tract owners has rights to enforce the deed restrictions.

SPI: I have never seen the creek go dry. I was at the property last week and it was flowing.
There might be a couple other minor things on the deed restrictions, but those are all that I can recall. I have a copy of the restrictions that I can provide if someone is serious. When the land was divided up years ago, the deed restrictions were filed. There is no HOA, so it would be up to one of the other 5 land owners to enforced the restrictions if someone violated them.
There are no easements or ROW through the property.
There is 1600 feet of gravel road between the property and the paved county road that is used to access my property. The 1600 feet of gravel road is a 60 foot wide platted public road, but is not maintained by the county.
