My market value went up by almost 16% - looking at about $1k more in taxes this year.

Up 22% which is ridiculous. The previous 2 year's value was already pushing full market and now it's out of control. Any recommendations from the board for the best protest company?

A company called propertytax.io came and gave a presentation to our office about the tools they have for a successful protest, and I was pretty impressed -- honestly that was whom I was going to use if I ended up protesting my personal home. But now that DCAD has lowered it below what I paid for it in late 2024, I'm not sure I'd have a leg to stand on to get it lowered further. I have a promo code for $10 off if anyone is interested (full disclosure that I'm a licensed real estate agent, but I don't get any kind of compensation from that company).

I have also heard good things about Gill Denson & Co.

Both of these, and most of the others I've heard about, only charge a percentage of the savings (seems like usually around 35%). So if they don't knock the assessed value down, you don't owe them anything.

I've used Ownwell the past couple of years and have saved some money for sure. However this year, down $18k which is right at 2% so maybe they can get it down a little further.

That's a 165% increase in Market Value since 2015 or a 135% in Taxable Value. Current cap is well under market.

With no major modifications.

My HS Cap Loss has steadily decreased since 2023 and now for 2026 is showing $0. Why would that be?

It's been a long day, but I think it means that (at least since 2023) the CAD has been increasing your assessed/market value at an annual % rate lower than the annual 10% cap rate.

If that overall trend continues, eventually your capped value is going to catch up to your assessed value.

It means your assessed value which is capped at a 10% increase every year due to homestead has finally caught up to their (perceived) market value so they are no longer losing revenue due to your homestead exemption cap.

4.5% increase here in Collin County

Ok thanks. My appraised was down by my assessed was a 6% increase in Collin county thanks to no longer having that.

I'm curious, when or where did y'all receive notices from DCAD? I got a marketing letter from Ownwell that had my values listed, but I have not received anything from DCAD. I feel like last year I didn't get anything from them until maybe October. Or is it based on your purchase date? I purchased in November a few years ago.

They don't have to send a notice if your value didn't go up. You should be able to check the value on the CAD website.

I am down 3% in prosper. Unfortunately, taxes still go up because this is the first year since 2020 I have no homestead cap loss thus my assessable value still increased.

The CAD has to equally appraise property. Therefore, you can show a sales price of 1,000,000.00 but if the properties around you that are apples to apples are all appraised at 700,000.00 then you can protest on the grounds of unequal appraisal. It doesn't matter if it brings your home below market value.

I'm down about 6% this year in McKinney. It's probably pretty close to my real market value if I tried to sell right now. I will try to protest and see if I can get it down anymore, but I'm good with my current value.

Yes. You will get a hard reset and homestead kick in the following year. This is how they get properties up to market when they transact.

Always be weary of what you paid vs what it is on the tax rolls.

Mortgage companies just want their fee and often way overlook the tax and insurance piece of the property.

I've seen this happen multiple times with people building new homes.

"Oh hey my taxes are only $3,500!" Well yeah, because it's on the rolls as a piece of dirt, your HSE isn't going to protect that jump in year 1. Then escrows get behind and peoples house payment goes up over $1k.
